Ceiling leak and water stain
Stains, bulges and damp patches inside
A chimney can let water in without the roof being involved at all. A cracked crown, a missing cap, spalled brick or eroded mortar joints all admit water into the stack, where it travels down and appears inside looking exactly like a roof leak. Because the symptom is identical, chimneys are a common source of leaks that have been repaired at roof level more than once without success.
Freeport sits on a barrier-adjacent island where three things attack a roof at once. Salt air corrodes every metal component up there — flashing, fasteners, drip edge, vent collars — so the parts meant to outlast the shingles frequently do not, and most leaks here turn out to be metal failures rather than shingle failures. Nor'easters bring sustained wind with rain driven sideways, which gets under courses that would shed any amount of vertical water. Then winter adds ice damming at the eaves, where meltwater running down a warm roof refreezes over the cold overhang and backs up beneath the shingles. Housing stock across Nassau County runs older than the national average, with a lot of complex roof geometry, dormers and additions — and every junction is another place flashing has to work.
Freeport has a population of about 44,472, and the housing stock here sets the pattern for what fails first on a roof.
Both present almost identically. Flashing leaks usually show at ceiling level where the stack passes through; masonry leaks often show lower, on the breast itself, and worsen with wind-driven rain from a particular direction. Checking both before working on either saves repeating the job.
More so, arguably. An open flue on a disused stack takes rain straight into the structure with nothing drawing it back out, so the masonry stays wet and deteriorates faster than one in use.
